Harry Helmsley, one of New York’s most prolific developers, hired internationally renowned architect Skidmore, Owings & Merrill to design 140 Broadway which was completed in 1968.

AC System Type: 140 Broadway is air conditioned by a 3,800 ton central plant system located on the 52nd floor. The central plant has three (3) steam driven centrifugal chillers and two (2) electric driven chillers. Cooling towers and associated condenser water pumps are located on the 51st floor. The chilled water circulates via chilled water pumps to twelve air handler units located on various mechanical floors throughout the building. 140 Broadway features an ultra-efficient two-pipe perimeter HVAC induction system to keep tenants warm in winter and cool in summer

Heat System Type:

Con Edison steam service enters the building at the first Concourse level via a 10-inch high pressure line from Nassau Street. Steam service metered at Concourse Level C feeds the entire building. With the exception of the chillers located on the 52nd floor, steam is utilized at low pressure for heating, hot water and food preparation. There are four steam pressure reduction systems located at Concourse Level C, Floors 14, 37 and 52.

Electrical service Electric service to the building’s main switchgear is powered by five (5) 4000 amp, 277/480 volt, 3-phase, and 4-wire main from Con Edison. There are three (3) 4000 amp bus duct risers distributing power to each of the tenant floors. Each floor is equipped with a 400 amp main circuit breaker. Step down transformers, located every three floors, provide 277 volts for lighting and 208 volts for secondary power.
